Applicant seek two findings and a special permit relative to proposed replacement of a structure on a nonconforming lot.  Property is located at 292 Old Post Road and is situated in the Rural 1 Zone within the Groundwater Protection District.

 

Notice Read.

 

Board of Health letter dated 5/9/06 read.  The new septic system designed by Miller Engineering is in compliance with all state and local regulation.  The system was designed for a 3 bedroom house.  Board of Health permit # 8448 was issued.

 

Conservation Commission letter dated 5/9/06 read.  No objections

 

Applicant described plans to tear down the existing structure and replace with a 3 bedroom ranch style home with an attached 2 car garage will be set further back on the lot.  The existing natural buffers on either side will be maintained for screening.

 

The existing living space is 1,500 sq. ft. and the proposed living space is 2,600 sq. ft..

Applicant seeks two findings and a special permit relative to proposed expansion to a structure on a nonconforming lot.  Property is located at 253 South Walpole St. and is situated in the Rural 1 Zone within the Groundwater Protection District.

 

Applicant presented the Board with revised plans to bump out the front by 8ft and going back 15 ft.

 

Conservation Commission letter dated 3/20/06 read.  Stating no particular issue with this proposal.

 

The Board requests the final decision from the Conservation Commission.

 

A condition will be that the in-law apartment not be used for rental.

 

Hearing continued until 5/24/06.

#1557              Davis, Howard                                   128 Hampton Road

Applicant seeks two findings and a special permit relative to proposed habitable space expansion to a home on a nonconforming lot.  Property is located at 128 Hampton Road and is situated in the Rural 2 Zone within the Surface Water District.

Notice read.

 

Board of Health letter dated 5/9/06 read and stating that the system requires a pipe to be repaired and the tank to be certified for structural integrity.

 

Conservation Commission letter dated 5/8/06 read.  No objection.  But, recommends that the roof drainage be required to be directed to a recharge structure.

 

Applicant describes plans to enlarge the kitchen to add a dining area by removing the existing deck and adding a new deck onto the new proposed kitchen.

 

The Board requires new plot plan.

 

The existing living space is 2,000 sq. ft. and proposed living space is 144 sq. ft..

Storm Water Management Application                    Merchant St

 

The Board reviewed Article 38 bylaw presented by Peter O’Cain, Assist. Town Engineering and Paul Brodmerkle from Toomey – Munson & Associates, Inc.

 

All present reviewed Article 38, Sec. 8 Storm Water Pollution Prevention Plan Requirements as well as The Plan for Operation and Maintenance..

 

Mr. Brodmerkle stated that 3 temporary detention basin and hay bail dams will be constructed to prevent erosion from accruing during construction.  Also, the contractor is required to check the property after every rain and document any changes.  If, any changes accure the contractor must notify Peter O’Cain with the findings.

 

Kevin had concerns with Sec. 7 Site Plan Requirements for Planning Board and Zoning Board Applications for lots over 1 acre in area.  Part E.  Peter O’Cain has a completed Storm Water Permit application.

 

The Owner will be required to maintain the catch basins

 

The Board discussed Sec. 7 Letter D. stating a description and delineation of existing Storm Water conveyances and impoundment’s located on the Construction Site with their point of discharge noted.

Review New plans on Martha Lewis property Ames Ct.

Mr. Liberman presented plans showing a 3 bedroom dwelling.

 

The Board decided that Mr. Liberman needs to apply for a new application.

 

John will speak with Town Counsel to see if, there is a document to modify a decision.

 

Applicant seeks a modification to a special permit #1508 granted 11/12/04.
